Por que esse código xmlreader não está funcionando?

Eu tenho um arquivo que se parece com isso:

Estou tentando obter o URL "about", bem como o título e a descrição aninhados. Eu tentei o seguinte código, mas tudo que eu obtenho é um monte de traços ...

Eu sou novo no xmlreader, então eu apreciaria se alguém pudesse descobrir o que estou fazendo de errado.

Nota: Estou usando o xmlreader porque o arquivo é enorme (milhões de linhas).
